What is fix and flip financing?

Fix and flip financing supports a property purchase, renovation and planned resale. A proposal may cover acquisition, renovation or both. The amount, release schedule and repayment terms depend on the financing being considered.

Start your conversation with Integra by describing the property, the work, your complete budget and the sale plan. Ask which costs could be financed, when funds would become available and what cash you would need along the way.

Build your project budget.

Leave unknown amounts blank. Enter 0 only for a known zero cost. The worksheet totals the five cost categories and subtracts them from your expected sale price. The difference is before income taxes and depends on including all costs; it is not verified net profit, a loan offer or required cash contribution.

Estimated interest and fees, taxes, insurance, utilities and other holding expenses. Do not count the purchase principal a second time.

Include purchase closing costs and the commissions, concessions and closing costs you expect to pay when selling. Avoid counting charges already in another category.

Before you buy

Share the address, purchase price, ownership status and any existing financing. Explain what is known and what remains subject to due diligence.

Before work begins

Describe the scope, contractor estimates, permit status and work sequence. Ask about draw conditions, inspections, interest on committed or drawn funds, repayment dates and extension conditions before arranging payments.

Planning a first flip

Describe your relevant experience and who will manage the work. Ask what experience the financing being discussed requires and whether first-time investors are considered. This worksheet does not establish eligibility.

If costs or timing change

Rework the budget with higher costs, a lower sale price and a longer holding period. Confirm how delays relate to any proposed maturity date, and ask about extension conditions without assuming an extension will be available.
